How we work
A two-phase path keeps scope and pricing grounded.
We define the project before asking you to commit to construction.
Plan and define
- 01
Project consultation
We clarify your business needs, priorities, budget expectations, opening target and approval requirements.
- 02
Existing conditions
Site measurements, available landlord drawings and existing mechanical, electrical and plumbing conditions are reviewed.
- 03
Concept and space planning
Layouts are developed around operations, circulation, equipment, accessibility and the desired customer experience.
- 04
Budget and value engineering
Design and material options are compared so cost decisions happen early and remain aligned with project priorities.
Deliver and close
- 05
Permits and approvals
Permit drawings, code coordination, municipal comments and landlord approvals are managed through the project process.
- 06
Preconstruction and procurement
Detailed scope, trade pricing, lead-time reviews, material procurement and the construction schedule are developed before mobilization.
- 07
Construction and trade management
Demolition, framing, finishes, millwork and MEP coordination with site supervision, progress documentation and change management.
- 08
Inspections, deficiencies and handover
Municipal and consultant inspection coordination, deficiency tracking, final cleaning, client walkthrough and closeout documentation.
Professional design and engineering services are provided through qualified consultants where required. Specialized connections and regulated work are completed by qualified trades and suppliers as required. Permit timing and approvals remain subject to municipal review.
