Before you sign
A site walk before signing protects your budget.
The items that most often change a restaurant, café or clinic budget are set before the lease is signed. We walk the unit with you and read the work letter against what is actually there.
What we check
- Grease interceptor and sanitary capacity for a commercial kitchen
- Electrical service size against your equipment schedule
- Roof access and space for exhaust and make-up air units
- Base-building HVAC capacity and fresh-air requirements
- Hours-of-work and noise limits, especially with residences above
- What the landlord's work letter includes — and what it quietly leaves out
- Fixturing period length against a realistic permit and build timeline
